Karachi to Witness End of Residential Plot and House Concept with New Building Regulations Amendment

The concept of residential plots and houses in Karachi is set to be phased out as the Sindh Building Control Authority (SBCA) has amended the building regulations law, paving the way for commercial activities in residential areas. According to media reports, this amendment will allow businesses, schools, medical centers, and other commercial activities to be established in residential zones.
The amendment was notified following the signature of the Director General of SBCA, and changes have been made to the Karachi Building Control and Town Planning Regulations 2002. With this revision, residential plots will now be permitted for business and recreational purposes.
Despite a previous ruling from the High Court taking action against commercial activities on residential plots and houses, this amendment allows all residential properties to host such activities. As a result, the residential status of many plots and houses in Karachi will be effectively nullified.
Sources suggest that influential individuals in the city have already been operating commercial activities on residential properties. This new development is expected to lead to widespread changes in how residential areas are utilized across Karachi.
